We’re analyzing the urban renewal project on Jerusalem Street in Rishon LeZion.

The plan proposes the renewal of 136 residential units located in 3 shared buildings on Jerusalem Street (even numbers 50–66) and Bethlehem Street (even numbers 12–14). The total area of the plan is 15.111 dunams, located between the midsection of Jerusalem Street and the rear-facing Bethlehem Street.

The proposed plan includes the construction of 450 new residential units across 4 residential towers, alongside public buildings and institutions, public open spaces, and areas designated for commercial and office use. It is a re-parcellation (land consolidation and redistribution) plan that does not require the consent of the property owners.

A key feature of the plan is the creation of a visually appealing frontage along Jerusalem Street, with retail and office space on the lower floors. Additionally, the plan strengthens the existing network of urban open spaces, preserves the adjacent urban park, and emphasizes integration into the broader urban fabric.

Key Plan Provisions:
In commercial areas, storage space may not exceed 20% of the total floor area of the shop/business.
