We’re analyzing the Derech HaShalom 105–117 urban renewal project in Tel Aviv.
This urban renewal plan covers approximately 16.9 dunams and is located northeast of Derech HaShalom, southwest of Amishav Street, southeast of Marton Ernest Street, and northwest of the Shoshana Damari School—near the municipal border with Givatayim.
The goal of the plan is to renew residential buildings and improve living quality while addressing the housing, commercial, public, and open space needs of all residents. It integrates sustainable development principles and preserves the area’s local character. The vision is to create a vibrant urban environment that blends with its surroundings and fosters a variety of uses.
All residential units in the area are registered as subleases under a cooperative association, which is the primary lessee from the Jewish National Fund (JNF), including 9 commercial units.
The plan proposes evacuation and reconstruction as part of a designated urban renewal area in accordance with Tel Aviv’s master plan TA/5000. It involves demolishing 7 linear buildings, each with 3 floors above a pilotis level, totaling 150 residential units (6 buildings with 22 units and one building with 18 units), including 9 ground-floor commercial units. In their place, up to 490 residential units will be built in 8 new buildings of 9 and 19 stories, with various building types including 3 high-rises and 5 mid-rise structures—with or without an active commercial base.
The plan includes affordable housing units at reduced prices, in accordance with the Sixth Amendment to the Planning and Building Law.
A 2.1-dunam plot in the southern part of the area is designated for public buildings and institutions. The plan also includes street widening for Derech HaShalom and Amishav streets, establishes public access easements, and defines a shared street crossing the project area from Derech HaShalom to Amishav.
The plan falls under the jurisdiction of the local planning committee and is aligned with master plan TA/5000.
