We’re analyzing the HaHatzav–HaTotkhanim urban renewal complex in Holon.
Urban Renewal Plan H/MK/208 is located in the northern part of the Tel Giborim neighborhood in Holon, adjacent to Ayalon Highway. The plan area is bordered by Etzel Street to the north, HaMatzuda Street to the south, HaHatzav Street to the east, and the Ayalon Highway to the west, and it is close to a planned metro station on Line M2.
The plan is divided into two sub-areas:
The eastern section (HaHatzav Street) currently contains 36 residential units in 3 buildings.
The western section (HaTotkhanim Street) currently has 90 units across 5 residential blocks.
The renewal plan calls for the demolition of all 8 existing buildings and the construction of new open perimeter block structures with a central public open space (POS).
These blocks connect with the neighborhood’s walking network along both north–south and east–west axes, creating a variety of public spaces with diverse physical and landscape characteristics and multiple uses.
