This time, we’re analyzing the Pfizer urban renewal project in Haifa.
The plan applies to a site located in the Yizre’eliya neighborhood of Neve Sha’anan, bounded by Nissenboim Street to the north, Peretz Markish Street to the west, and Dr. Pfizer Street to the south.
As part of an urban renewal “evacuation and reconstruction” process, the plan proposes the demolition of 4 residential buildings comprising a total of 104 housing units, and the construction of a new mixed-use residential complex. The new development will integrate residential buildings, commercial spaces, public facilities, and public open spaces (POS), with a pedestrian promenade connecting the area to a nearby park. A separate lot is also designated for public buildings and institutions.
The new complex will consist of 4 buildings containing a total of 480 residential units, including 456 regular apartments and 24 small units. Additional space will be allocated for public use, retail, and offices on the lower floors.
